Your home buying journey

Thank you for choosing Seaward Homes.

Our aim is to support you throughout the sales process and beyond so that the experience is as straightforward and stress-free as possible.

Making your decision

Before you reserve your new home, we will make sure you have received as much information as you need to make the right decision for you. Take as much time as you need and ask lots of questions. We will not pressure you and if you want to go away and think about it, then please go ahead.

Reservation

Once you have made the decision to reserve a Seaward Home we will talk you through the process, ensuring you have appointed a legal advisor to undertake your conveyancing. We are happy to give you details of solicitors that our purchasers have worked well with in the past, but the final decision is yours.

During the reservation process you will complete the reservation form with one of our sales team and you will need to make a payment of the agreed reservation fee. This fee is refundable if you change your mind, but a proportion may be withheld to cover any legal or other costs incurred by Seaward.

Subject to the stage of construction of your new home you may have the opportunity to select from one of our interior design packages to personalise your home. There may also be options and extra choices to choose from at an additional cost. The sales advisor will talk you through these.

Post Reservation

You will be given the login details for the MY Seaward Home section of our website where we will upload copies of all the relevant documents related to your reservation and later in the process  information relating to your home certificates will also be stored here.

We will send your reservation form to our own solicitor who will then send out the pack containing the contracts to your nominated solicitor. The exchange deadline, which is 28 days after the documents are dispatched, will be confirmed at that time.

Exchange

If your new home is ready at the point of exchange, we will be able to confirm a fixed completion date at this time.

The property will have been fully inspected by the local authority and Premier as well as a senior member of the Seaward team. We will then arrange a home demonstration to familiarise you with every aspect of your home. This will be carried out by the Site Manager.

If your home is not build complete at the point of exchange the Sales Team will keep in touch with you to inform you of progress and once final inspections have taken place we will serve a Notice to Complete and confirm a mutually agreeable completion date.  The home demonstration referred to above will then be arranged.

Completion Day

On completion day we will contact you as soon as the funds have been received by our solicitor to arrange to hand over the keys and welcome you to your new Seaward Home.

Completion can take place at any time during the day.  Whilst it is often in the morning, you may have to wait until later in the day, particularly if there are a number of people in the chain behind you.

Unfortunately we are not able to facilitate access into the property until the funds are in place.

When you arrive at your new home we will complete a handover form to confirm that you have received keys to the property as well as any handover documentation.

We will also read the meters with you and these details will be sent by us to the utility companies. You do not need to contact the utilities yourself, they will be in touch with you in due course to set up the new account.

We will then leave you in peace to move your furniture in and start to enjoy your new home!

Aftercare Service

We will be in touch with you approximately three days after you move in to make sure that you are settling in well.

The Site Manager responsible for the development will then visit you approximately seven days after completion.

In the unlikely event that you are experience any issues with your new home, arrangements will be made for these to be rectified in accordance with the Aftercare Policy set out in the Homeowner Manual available in your My Seaward Home account or provided to you in hard copy format.

You will have received log in details for this when you reserved your new home.

New Home Warranty

Your new home is protected by a 10-year New Homes Warranty and you will receive full details of this on completion. Homes covered by this warranty are insured against a range of structural issues that could occur during the 10 years after construction is completed.

During the first two years of the 10-year period it is Seaward’s responsibility to carry out repairs on any defects that arise.

Further details of the defects covered during this period are set out in the Homeowners Manual available in your My Seaward Home account for which you will have received log in details when you reserved your new home.  You may also be provided with the manual in hard copy format.
